How to Avoid Building Permits for Tiny Homes

How to Avoid Building Permits for Tiny Homes

A new trailer system changes everything

If you’ve ever looked into installing a tiny home or cabin on your property, you’ve probably hit the same wall as many others: council building permits. They are time consuming, expensive, and potentially stressful.

But what if you could sidestep the process entirely?

At Elsewhere Pods, we’ve launched a new trailer system that keeps your pod mobile and under caravan classification, making it easier to avoid costly building permits for tiny homes. But not only that, the trailer is easily removable, allowing the pod to be lowered close to ground level, and lifted/trailered again in future if ever needed. All by hand, not machinery required.

Why Building Permits Can Be a Barrier

Most councils in Australia require full development applications for permanent structures including tiny houses built directly onto a slab.

This involves:

  • Planning approval

  • Engineering and certification

  • Compliance with residential building codes

Not only is this expensive (building permits for tiny homes can cost anywhere from $5,000 to $25,000+), it also slows down projects by months (from 6 months to a year).

The Elsewhere Pods Solution: A Smart, Mobile Base

We’ve partnered with Fred’s Tiny Houses to create a custom trailer system that solves this.

Here’s how it works:

  • The trailer and pod are delivered together

  • Once on-site, the pod is jacked up and the trailer is removed

  • The pod is then lowered closer to ground level, improving aesthetics and access

  • It still qualifies as a caravan, not a permanent building

  • If required, trailer can be brought to jack up the pod at any time.*

The overall benefits of the split shift system:

✅No full building permit required in many cases

✅Better integration with natural landscapes

✅Lower pod entry points for safer, easier access

✅Visual improvement — no bulky trailer beneath the pod

✅Elsewhere Pods tiny home delivered and installed within weeks rather than months or years

✅Saving thousands of dollars in price of the Elsewhere Pod

“With our older trailers, the pod floor sat around a metre off the ground. This new system drops it right down while keeping council happy.”
— Elsewhere Pods CEO

Flexibility Without Compromise

This trailer system was never designed to move every weekend. It’s made for people who want to stay put, but retain flexibility if the council ever asks them to relocate.

Just reverse the process: jack it up, reattach the trailer, and tow the pod away. You’re back on the road.

That flexibility is one of the most powerful advantages of mobile tiny home classification and our design makes it practical for long-term living.
